1. About Homev Suites
Homev Suites provides professionally managed furnished accommodations in Toronto, Canada, for short-term and extended stays.
2. Booking
All reservations are subject to availability.
A reservation is confirmed only after:
Full or partial payment has been successfully processed.
A confirmation email has been sent.
Guest information has been verified if requested.
We reserve the right to refuse or cancel bookings that contain inaccurate information or violate these Terms.
3. Payment
Accepted payment methods are displayed during checkout.
Prices are shown in Canadian Dollars (CAD) unless otherwise stated.
Applicable taxes and fees will be displayed before payment.
4. Security Deposit
Certain reservations may require a refundable security deposit or pre-authorized hold.
The deposit may be used to cover:
Property damage
Missing items
Smoking violations
Excessive cleaning
Unauthorized guests
Building fines caused by the guest
Unused deposits are released after inspection.
5. Cancellation Policy
The cancellation policy applicable to your reservation will be displayed during the booking process and in your confirmation email.
Refund eligibility depends on the cancellation policy selected for your reservation.
6. Check-In & Check-Out
Unless otherwise stated:
Check-in: From 4:00 PM
Check-out: By 11:00 AM
Early check-in and late check-out are subject to availability and may incur additional charges.
Government-issued photo identification may be required before check-in.
7. Guest Responsibilities
Guests agree to:
Treat the property with care.
Follow all building rules.
Respect neighbors and maintain quiet hours.
Keep the property clean.
Lock doors and windows when leaving.
Report any damages immediately.
The registered guest is responsible for all occupants.
8. Occupancy
Only registered guests listed on the reservation may stay overnight.
Unauthorized guests or parties are strictly prohibited and may result in immediate termination of the reservation without refund.
9. No Parties or Events
Parties, gatherings, commercial events, or excessive noise are not permitted.
Violation may result in:
Immediate eviction
Additional cleaning or damage fees
Loss of security deposit
No refund
10. No Smoking
Smoking, vaping, cannabis use, and the use of any illegal substances are prohibited inside the property and common areas unless explicitly permitted.
Additional cleaning and deodorizing fees may apply.
11. Pets
Pets are only permitted in properties specifically designated as pet-friendly.
Unauthorized pets may result in additional cleaning charges or cancellation of the reservation.
12. Damage to Property
Guests are responsible for any damage caused during their stay.
Charges may include:
Repairs
Replacement of damaged or missing items
Additional cleaning
Building fines
Administrative costs
13. Building Rules
Guests must comply with all condominium and building regulations, including:
Noise restrictions
Visitor policies
Elevator usage
Garbage disposal
Common area rules
Security procedures
Failure to comply may result in cancellation of the reservation.
14. Maintenance & Emergencies
While we strive to maintain every property in excellent condition, occasional maintenance issues may arise.
We reserve the right to access the property when reasonably necessary to:
Perform repairs
Conduct emergency maintenance
Ensure guest safety
Whenever possible, advance notice will be provided.
15. Force Majeure
Homev Suites is not liable for circumstances beyond our reasonable control, including but not limited to:
Severe weather
Natural disasters
Government restrictions
Power outages
Internet outages
Public health emergencies
Building-wide service interruptions
16. Limitation of Liability
To the fullest extent permitted by law, Homev Suites shall not be liable for:
Loss of personal belongings
Theft
Personal injury
Travel disruptions
Flight cancellations
Indirect or consequential damages
Guests are encouraged to obtain travel insurance.
17. Privacy
Personal information collected during booking is used solely for reservation management, legal compliance, guest communication, and property security.
We do not sell personal information to third parties.
18. Website Use
You agree not to:
Use the website for unlawful purposes.
Attempt unauthorized access.
Copy website content without permission.
Submit false reservation information.
19. Governing Law
These Terms & Conditions are governed by the laws of the Province of Ontario and the laws of Canada applicable therein.
Any disputes shall be subject to the exclusive jurisdiction of the courts located in Ontario, Canada.
20. Changes to These Terms
Homev Suites may update these Terms & Conditions at any time without prior notice.
